How long does a furnace actually last?

Most furnaces run somewhere between 15 and 20 years. That is a typical range, not a promise. Age matters because it predicts what comes next. A twelve year old furnace that needs a blower motor will probably give you several more winters after the repair. What does the multiply rule of thumb say?

It is a rule of thumb, not a law, and it works because the two numbers that matter most, age and repair size, multiply each other's weight. A large repair on an old unit compounds. Applied to a furnace, the same logic holds even if the exact threshold is fuzzier. A small igniter fix on a nine year old furnace is an easy yes. Does a new furnace pay for itself in efficiency?

When should you get a second opinion?

Three situations earn one every time. Second, when the repair quote is a large fraction of the replacement quote, because at that point you are effectively pricing two different futures and both deserve scrutiny.
